			<content:encoded><![CDATA[<p>I want to give a heads up to people that this Saturday night, 9:00 pm PST DwellManagement.com will go down.  Okay folks&#8230;don&#8217;t panic.  This is not me telling you we will be gone forever.</p>
<p>BUT&#8230;due to security concerns, as well as some long standing problems I have decided to switch to a new server.  While there will be some downtime that evening..but we will work hard to minimize that impact.  We will start the switchover at 9:00 pm PST, and anticipate it will be over by midnight.  We appreciate your business, and apologize for any inconvenience.</p>
<p>We have implemented this change mainly for security concerns, but the added benefit is that there will be a much more sophisticated backend which will allow for more more detail on the properties that are available.  I have been testing the new software for the last couple of weeks, and I&#8217;ve been really pleased with the results.  I believe you will as well.</p>

<p>in this journey we are on as business owners, running both businesses out of our home – we are being schooled on our attachment to more.</p>
<p>the office across the hall calls. the left over things from the day weigh on the mind. the “if i could just wrap this up i’d be ahead of tomorrow.”</p>
<p style="padding-left: 30px;">why not wait until tomorrow?</p>
<p style="padding-left: 30px;">why does it bother us to leave an unfinished task?</p>
<p style="padding-left: 30px;">why do we think it all has to be done now?</p>
<p>our society demands the now. we want, we get. now.</p>
<p>we are learning that the balance we struggle with in business is also the same balance we struggle with in life. i am certain that it’s better to not have everything i ever wanted at the tip of my fingers.</p>
<p>i am also certain that there is only so much i can do in a day and to require more, really does mean less.</p>
<p>less production.</p>
<p>less patience.</p>
<p>less quality.</p>
<p>thus, more is less.</p>
<p>and…</p>
<p>less is more.</p>
<p>as we let go of our attachment to do and have more, we are learning to live and do business by falling in love with less.</p>

<p>hello dwell tenants:</p>
<p>in the recent months, we’ve been experiencing very delayed mail service for in town mail. i’ve talked with a postal worker here in town and here’s some info we wanted to highlight for you:</p>
<p>1. in town mail is no longer a 1-2 day process that you can count on! we’ve received rent as late as 10 days past the postmark date!</p>
<p>2. the post office is largely short staffed and working as fast as they can. NOTE: most postal workers, knowing how unreliable the mail service is, rarely mail bills, choosing instead to hand deliver everything.</p>
<p>3. we pick up our mail daily and handle it carefully. one tenant who accused us of not handling our mail properly found out the truth when she sent her rent certified mail/return receipt with an expected 2 day in-town delivery. it took five days to reach us!</p>
<p>4. remember that you are paying $.44 to get your rent to us on time, risking being charged a late fee if it’s received after the allowed date in your lease.</p>
<p>5. most of our owners contractually don’t let us waive late fees. so, if you are one of the unfortunate folks caught with late mail delivery, we won’t be able to waive your late fee.</p>
<p>6. the only guaranteed way to pay rent by mail is to send it with FedEx or UPS to our physical site, requiring a signature. this can cost $12 or more.</p>
<p>while we are not trying to discourage rent payments in the mail, as it’s the most convenient method for everyone; we wanted to make sure to notify you of this issue, so that you understand the risks you take if you mail your rent with a $.44 stamp!</p>

<p>our office will be closed for the holidays from noon today, december 23rd through january 3rd. while we are normally closed on monday, we will be open <span style="text-decoration: underline;">special hours</span> to accommodate your on-time rent payment in person.</p>
<p>our hours on monday, january 4th will be 12:00pm through 7:00pm. please make sure to plan ahead and send your rent to our mailing address (p.o. box 25763 portland, or 97298) well ahead of the due date or bring it to us (at our <span style="text-decoration: underline;">new address</span> and by <span style="text-decoration: underline;">calling ahead</span> to make an appointment) on the 4th as we won’t be open prior to the 4th for rent collection and do not have a drop box.</p>
<p><strong>remember, we still need rent to be received by the date due or there will be a late fee.</strong></p>
<p>if you have an emergency, you may call us on our mobile line (503-828-5414), which we will be checking daily for messages and will return all necessary emergency calls.</p>

<p>1. our office is in a <span style="text-decoration: underline;">residential neighborhood</span>. please be respectful of our neighbors and neighborhood by keeping noise levels down. the site is a duplex and we are on the left hand side as you face the building. there are three parking spaces in the driveway of our building and we only have permission to use the two left spaces. if these spaces are occupied, please park on the street.</p>
<p>2. office visits are <span style="text-decoration: underline;">by appointment only</span>! we must abide by zoning rules and this means we need you to call before you come to see us. we are very flexible about making appointments during business hours, so just let us know you are coming.</p>
<p>3. there are still two ways to make rent payments:<br />
      1) by mailing to our po box in time to be received no later than the 4th, or<br />
      2) by personal delivery to our office during business hours only and by calling ahead of time.</p>

<p>hi all!  due to the severe weather warning for the portland area beginning tonight and through tomorrow for snow, freezing rain and sleet, we have made some adjustments.  our office has closed early this afternoon so we can go check on all of our vacant units before the storm hits. additionally, we don&#8217;t anticipate being open tomorrow.  we will reassess the situation in the morning and post an update.  you are welcome to call if you want to check if we have made it in. </p>
<p>in the meantime, for all current tenants, please make sure your faucets are running and if you have plumbing on an outside wall, please open up cupboards to let the heat in to the area near the plumbing.</p>
